What we need from you

  • A copy of the lease (or details if it’s month-to-month)
  • Rent amount, deposit held, and whether the tenant is current
  • Any notices already served

Security deposits are transferred or credited to the buyer at closing, and the tenant is told who the new owner is. We handle that with the title company.

Do I have to tell my tenant I’m selling?

Can you buy more than one rental at once?

What about capital gains and depreciation recapture?
