How the title passed decides your timeline

  • Living trust: the successor trustee can usually sell without going to probate court. Selling a house held in a trust.
  • Transfer-on-death deed: Nevada allows deeds that pass a home to a named beneficiary at death. Once the required documents are recorded, the beneficiary can sell.
  • Joint ownership with survivorship: the surviving owner records the death certificate and related paperwork, then owns the home outright.
